Development Consultancy
I advise on apartment mix, layouts, buyer-valued features and market insight before, during and after launch.
I believe...
Great ideas deserve to exist. The best businesses are built around people. AI should make life simpler, not more complicated. Great places create great communities. Most good ideas start over coffee.Just Me
Not just developments.
Over the past 30+ years I've been lucky enough to be involved in some remarkable residential developments. At other times it has been an app, an AI product, a community project, a personal idea, or helping someone spot an opportunity they had not quite seen yet.
I've worked across property, technology, sales, marketing, care, education, charity and entrepreneurship. Different sectors, different challenges, but the same thread running through them all.
Curiosity. Understanding the issue, solving the problem, bringing the right people together and turning ideas into something real.
Outside work you'll usually find me with my family, supporting local projects, mentoring entrepreneurs, captaining my local snooker club, or working on the next slightly over-ambitious idea that probably started with the words...
'What if?'
What I've learnt about myself: every meaningful opportunity in my life has started with curiosity. One question, one conversation or one idea has a habit of becoming the next chapter. These days, I trust curiosity far more than I trust having a perfect plan.
Property me
Great developments are not created when the first buyer walks through the door. They begin much earlier, with hundreds of commercial decisions that shape whether people will want to live there.
My development role includes
I advise on apartment mix, layouts, buyer-valued features and market insight before, during and after launch.
I create sales values, pricing structures, phased releases, launch timing and practical responses to market conditions.
I manage creative agencies and shape positioning, brochures, CGIs, websites, advertising and launch campaigns.
I recruit and develop sales teams, build customer journeys and lead through reservations, exchanges and completions.
I plan launches, preview events, investor activity, bulk deals and international campaigns across multiple phases.
I work with developers, architects, contractors, investors, agents and marketing teams as the commercial voice of the project.
What I've learnt helping launch residential developments: the most successful places aren't built around buildings. They're built around people, thoughtful design and a clear vision of how communities will live, work and grow.
Property brand experience
From global advisory and agency environments to major regeneration partners and housing organisations, that experience has shaped how I think about commercially serious places, teams and launches.
Innovator me
My brain has always had more ideas than hours in the day. AI is the first colleague that's managed to keep up!!!
My innovator role includes
I never start with technology. I start by understanding the problem, because the best products solve something people genuinely care about.
Ideas improve when they are tested. I prototype quickly, learn fast and refine continuously rather than waiting for perfection.
AI has not replaced creativity. It has amplified it, helping me explore ideas, validate concepts and build products faster than ever before.
Every feature should earn its place. Simplicity, usability and customer value always beat unnecessary complexity.
Innovation only matters if people use it. I balance creativity with practical commercial thinking from day one.
Launching is not the finish line. Every product is a living thing that should keep evolving through feedback and new ideas.
What I learnt building apps: the best products are rarely about clever technology alone. They are about making everyday life feel easier, cheaper and less wasteful.
Voluntary me
Whether it's mentoring a young entrepreneur, helping regenerate a town, or volunteering at my local club, I've learned that small contributions made consistently can have an extraordinary impact.
My voluntary role includes
The best projects begin by listening before leading. Understanding local people always comes before proposing solutions.
Whether mentoring entrepreneurs or supporting colleagues, I enjoy helping people discover confidence they did not know they had.
Real community change rarely happens overnight. Consistency often achieves more than one-off initiatives.
The most successful community projects happen when organisations, businesses and volunteers work towards the same goal.
I have always preferred rolling my sleeves up and getting involved rather than simply talking about change.
The most rewarding achievements are rarely personal. They are the moments when an entire community benefits.
What volunteering has taught me: the greatest legacy isn't the projects you complete. It's the people you encourage, the communities you strengthen and the opportunities you create for others.
Just me
The bit that joins the other three together: practical judgement, useful questions and enough founder energy to get things moving.
Just me
I help clarify what is really happening, what matters most and where the next sensible step sits.
I bring a practical view of markets, people, momentum and what is likely to work in the real world.
I like bringing the right people into the room and helping useful conversations happen faster.
I understand the messy middle of ideas and can help founders turn energy into clearer action.
I can sit above the noise, look at direction and help challenge assumptions constructively.
I tend to help things move from conversation to decision, then from decision to something real.
